Starlight Flagstaff is ideally located off Woody Mountain Road, just south of I-40, nestled between Flagstaff Ranch and University Heights. Surrounded by ponderosa pines and minutes from Flagstaff’s bustling downtown, the community offers quick access to trails, mountain recreation, and everyday conveniences—making it a perfectly connected place to call home.

Starlight Flagstaff is being shaped by a highly respected team of planners, designers, and engineers, including SWABACK Architecture & Planning, Ardurra Engineering, CivTech Traffic Engineering, and Withey Morris Baugh for land use planning.Together, this group brings deep expertise in community design, infrastructure, mobility, and responsible land use, ensuring Starlight is walkable, sustainable, and aligned with Flagstaff’s natural character. Starlight is designed with deep respect for the land, prioritizing responsible water use, energy-efficient homes, native landscaping, and walkable village areas that reduce reliance on cars. Every element supports long-term environmental and community health.

Starlight Flagstaff is more than a place to live, it’s a community built around connection, nature, and everyday joy. We understand traffic is a top concern, and we’re taking it seriously. Starlight Flagstaff is completing a full professional traffic impact study and will implement all required onsite and offsite improvements to ensure safe, efficient circulation. What makes Starlight different is our commitment to walkability and reduced car reliance. With onsite amenities, including parks, trails, a general store, retail, fitness & wellness and food & beverage spots, residents can meet many daily needs on foot. This walkable design helps reduce short car trips and supports a more sustainable traffic pattern for the area. We look forward to sharing results, listening to community feedback, and working closely with the City of Flagstaff as the project moves forward.

Starlight Flagstaff is committed to helping address the city’s housing affordability emergency by offering a wide range of home types and price points—including first-time buyer homes. By providing mixed-income neighborhoods and attainable options for local workers, families, and longtime residents, our goal is to help more people stay in Flagstaff and find a home they can truly afford.

Starlight Flagstaff is designed to be an open, connected community, not gated. Nearby neighborhoods will have full access to our expanded trail system, which nearly doubles existing routes, along with easy walkable access to our Village Center shops, dining, and amenities. We are also preserving a natural landscape buffer between existing neighborhoods and Starlight to maintain privacy, protect habitat, and respect community character. Our goal is to enhance connectivity and serve as a true community asset.

Starlight Flagstaff is being designed to significantly reduce wildfire risk. The current undeveloped forest has high fuel loads, which increases danger. Our plan replaces this with fire-resistant building materials, defensible space, native low-fuel landscaping, and open-space buffers. We’re also coordinating closely with local fire officials and ensuring strong emergency access throughout the community.

Starlight Flagstaff offers excellent access to local schools and shares its southeast property line with De Miguel Elementary School. We plan to add safe walking and biking connections directly to the school, giving many students the ability to walk or bike without using major roads. Additional trails, bike routes, and well-planned roadways will support easy access to other nearby schools.
